I found this interesting article from a Real Estate Website I read.  I think it’s an interesting read.  I hope it helps you understand part of the Presidents stimulus plan that will affect the housing market a little better.

Will the Stimulus Benefit Homeowners and Buyers?

“There are four primary sections of the economic stimulus plan that will benefit home owners and buyers,” said Gibran Nicholas, chairman of the CMPS Institute, an organization that certifies mortgage bankers and brokers. According to Nicholas, these include:

1. Expansion of Home Improvement Tax Credit.
The tax credit for making energy efficient home improvements is now 30% of the cost of the improvements up to a maximum of $1500,” Nicholas said. “This means that if the improvements cost you $4,500, you would receive a tax refund of $1,500 when you file your tax returns.”

Eligible improvements include energy efficient exterior doors and windows, insulation, heat pumps, furnaces, central air conditioners and water heaters.

“Generally, most modern improvements like windows, furnaces, and air conditioners meet the necessary standards for energy efficiency,” Nicholas said. “If you’ve been holding off on making some of these improvements, now is a great time to get a move on it – especially with all the great deals being offered.”

2. Expansion of First-time Home Buyer Tax Credit.
The tax credit available to first-time home buyers was increased from $7,500 to $8,000 for homes purchased between January 1, 2009, and December 1, 2009. Also, the credit no longer needs to be paid back as long as the buyers live in the home without selling it for at least 3 years.

“The previous version of the credit expired on July 1, 2009, and required home buyers to pay the funds back over a 15 year time frame,” Nicholas said.

The income limitations remain the same ($75,000 for single tax payers claiming the full credit and $150,000 for married tax payers), as do most other qualification requirements. Also, the credit remains refundable. “This means that first-time home buyers who owe less than $8,000 in taxes for the year are still eligible for the full $8,000 credit when they file their tax returns, and the IRS will write them a check for the difference between $8,000 and their actual tax bill,” Nicholas said. “In fact, the credit can be claimed on your 2008 tax returns that you file by April 15 of this year, even if you buy the home in 2009.”

There is one catch, however: if you bought the home in 2008, the credit remains $7,500, and it still needs to be paid back over a 15 year timeframe beginning in 2011 when you file your 2010 returns.

3. Higher Reverse Mortgage Loan Limits.
The loan limits for FHA-insured reverse mortgages have been increased to $625,500 across the entire country-not just the higher cost areas. The previous limit was $417,000 across the country.

“This is especially important because the FHA program is virtually the only game in town as private and jumbo reverse mortgage programs have nearly all evaporated,” Nicholas said.

This coincides with another little-known change in the reverse mortgage
arena: the availability of reverse mortgages on home purchase transactions.

“This is a fantastic opportunity for senior citizens to buy a new home and live mortgage payment-free without having to wait for their old home to sell,” Nicholas said. “Seniors could also use this strategy to buy a new home and turn the old home into a rental or otherwise wait for market conditions to improve before trying to sell the old home.”

4. $729,750 FHA and Conforming Loan Limits Restored in High Cost Areas.
“The $729,750 maximum loan limit had been in force throughout 2008, but was reduced to $625,500 in 2009,” Nicholas said. “The economic stimulus plan restores the $729,750 maximum. This makes higher cost homes more affordable – especially in the coastal housing markets that tend to have higher than average home values.”

I want to share some more features of the home search on my website.  Using these features will help make your home search more productive.  Please follow along with the steps I explain to see what each feature entails.

Street Map:
Once you click on a red link on the right hand side (i.e. Ryan’s Listings) you will be brought to a page with a list of listings.  At the top of this list on the right hand side there is a link that reads ‘view street’.  Click on this and it will bring you to a Google street view.  This feature works for most neighborhoods.  By looking at the street map you will get a feel for what the neighborhood looks like.  This can save prospective buyers a lot of time.  Rather than drive to every house you see potential in, you can weed some out that you are not interested in by seeing the surroundings. 

Advanced Search:
From my main page, www.ryanvaught.com, there is a bar of red links on the right hand side.  There are many categories to choose to do an advanced search by: homes, condos, investment, lot and land and custom search.  For example, if you scroll over the ‘homes’ advanced search, you will have the choice of searching in some local cities.  The ‘custom search’ is a good way to search for a property if you have specific wants or needs.  You can search by listing type (i.e. residential, lots, land, etc.), address, minimum and/or maximum price, # of bedrooms, bathrooms, square footage, acres, year built, etc.  You can even go as far as to search by the MLS # if you know it for a specific home.

I wanted to share with you two free websites I have been introduced to that can help to make your life as a realtor, home owner, home buyer or just random looker of my blog a little easier.  I have started implementing some tools from them such as converting my voicemail into text and it is a great way to be even more efficient! Here they are:

www.jott.com

It will help you if: you are the type of person, like me, who seems to always remember the important things when you are on the go and can’t easily write them down.

How it works: Jott is an easy way to keep your many to-dos up-to-date even when you’re on the go.  On the website you can create a list.  Then, if you are out running errands or unable to write info down you can add additions to your list by calling a toll-free number (made for Jott users).  The really cool part is Jott converts your voice into text, which will then show up on your online list you previously created.  You can also phone in reminders, such as “don’t forget to pick up the kids today from soccer practice at 5:30″.  Then, at the appointed time, Jott will e-mail and/or text you a call to action. 

Another bonus of the service?  They can transcribe your voicemail into text!

www.Evernote.com

It’s for you if: You’re the type of person who loves to save every paper item you have ever come across!  Yeah, I’m talking to you if you are notorious for saving piles of magazine articles, web-page printouts, notes, etc.

How it works: Evernote neatly and cleverly stores your clips that you can’t do without in a virtual scrapbook. Evernote allows you to easily capture information from various environments and organize it and make this information easily accessible and searchable at anytime, from anywhere.  As with Jott, you can also create checklists. Here is a list of possible things you can capture and store on Evernote:

·     Tasks and to-dos

·     Notes and research

·     Web pages

·     Whiteboards

·     Business cards

·     Scribbles

·     Snapshots

·     Wine labels

Another bonus to using this free service?  Evernote has videoclips on their site that have overviews, tutorials, demonstrations, and ideas on how to get the most out of Evernote.

  • Educate you regarding the purchase agreement.  If you have ever seen a purchase agreement then you know well what I am talking about!  There is a lot of technical and legal garb to sort through and understand.  Most people trying to read a purchase agreement on their own would feel like they are reading something written in a different language!
  • Prepare an offer to purchase.  This can be a stressful and scary thing to have to do on your own.  A professional real estate agent will help you to come to a purchase price that you feel comfortable with.
  • Assist in the negotiation of your selected property.  Going back and forth with counter offers and negoationas (i.e. if the spa and fridege will be included in the transaction) can be hard to do if you are trying to do it on your own. 
  • Refer you to professional service providers for:

    Environmental Inspections
    Legal Services
    Mortgage Services
    Well, Septic/Sanitary Inspections

Having your house on the market involves a certain invasion of your privacy.  This bothers some people more than it does others.   You can count on real estate agents previewing  your home.  This is where they come see the home first hand with one or more clients in mind before they bring clients through. Many real estate agents want to filter the homes they recommend their buyers.  You can also expect real estate agents showing your home to buyers with some regularity.

While you want to make your home reasonably accessible to the real estate professionals and their prospects, you don’t want to run the risk of stepping out of your shower just as a broker is ushering in buyers.

In many areas real estate agents use a handy little tool of the trade called a “lock box”. When a property is occupied, the agent first calls to let the owner know when they will be coming by. If no one is at home, the agent can get into the house with a key stored in the lock box. 

You can leave special directions for the other realtor (showing yoru home) to give to your realtor to go by when using the lock box.  Some common directions include: “Please allow the owner at least an hour notice for a pristine showing and to allow time to remove pets” or “Please call and if you do not receive an answer feel free to come by” or “Please no showings before 8:00 AM or after 7:30 PM due to small child”.  If you are a seller trying to decide what to say, be reasonable but give clear guidelines if you don’t want to chance having potential buyers walking in on a mess in the kitchen, bedroom, etc.

The other extreme of accessibility is to require a day’s notice before a showing, and to insist that your real estate agent be present at each one. This will eliminate a lot of the inconvenience to you, but it will probably also eliminate a lot of showings of your house.

Whatever arrangements you work out, keep in mind that the easier you make it for real estate agents to open and show your home, the easier it will be to sell it quickly.

As promised from yesterdays blog, here are some more home buying issues to consider.  If you didn’t read yesterdays blog check it out to see the complete list of home buying issues to consider.

 

Basement? Finished basement or unfinished?  Consider in this how much you will use possible basement space- will it be merely a place to store extra bins or a place where you will be a lot because it’s where the washer and dryer are located.

 

Garage? Attached or detached? One or two car garage?  Consider that if it’s dethatched does it have a covered walkway to the house, especially if the home is in a place where it rains a lot.

 

Extra parking spaces? Are there places for friends a family (maybe you don’t want extra parking J) to park when they come over?  Consider how wide the streets are.  Some narrow streets don’t allow for cars parked on the street. 

 

Eat-in kitchen?  An important thing to consider if you like to have a lot of gatherings or family meals in the kitchen together. 

 

Formal dining room?  If you enjoy entertaining and having large groups over this might be something that is a priority to you.  If you don’t think it’s something you would use more than once or twice a year consider possible other places in the house you may be able to set up a make-shift dining room table for those occasional gatherings.

Family room? In newer homes is it popular to have an open floor plan with one big great room instead of a family room and living room. 

 

Fireplace?  Wood burning or gas?  This question of wood burning stoves may be especially important if your city is making ordinances that you are not allowed to burn on bad air quality days or the laws may be so strict that you are unable to use a wood burning stove unless it is the homes only source of heat.

 

Laundry room? Will a washer and dryer in the garage or basement do or do you find yourself doing a lot of laundry (which may be the case if you have several children)? Also, if the washer and dryer are in the garage or basement think about how hot and or cold the climate may be (you don’t want to be miserable doing your laundry in a smoldering garage).

 

Hardwood floors vs laminate vs tile vs carpet?  Think about the cost involved in changing out the flooring if it is worn or if you will want to change it.

 

Room sizes? Think practical- will my California king bed fit into this master bedroom?  Think about what you will be using the spaces for.

 

Interior decor?  Is there an excess of wallpaper or brightly colored walls which are fairly easy and inexpensive to change.  Or are there more permanent things such as curved archways, knotty pine on the walls/ceiling, etc?

  • How many bedrooms? Is your family growing?  If so, consider how many bedrooms you may want in the near future in this decision.
  • How many bathrooms?
  • Master bath? Ex. Are double sinks a must?
  • How soon would you like to be in your new home? The escrow and closing process may be very different from house to house depending on each situation.  Find out from your realtor about how long the escrow will take for a given house.
  • What type of condition does the home need to be in?
  • Age of home? Older home vs. newer?
  • New construction? Or resale?
  • Type of home? Condo, townhouse, single family?
  • Style of home?
  • One level, two-story, multi-level? When considering this take into account if you plan on living in the house in your older years or if you plan on having any elderly people live with you.
  • Monthly payments? How much?  Be reasonable, it’s not very fun to be house poor and not be able to afford any little splurges.
  • Is the lot important?
  • Location? Consider such things as school district, proximity to work, stores, etc.
